Their joint efforts brought to life a versatile and surprising concept – H Victoriei 109 – a 7,003 sqm GBA, a project with 7 stories offering outstanding offices, as well as retail and services on the ground floor.

The Class A office building is exceptionally located in downtown Bucharest, on Calea Victoriei, close to the Romanian Academy and Stirbey Palace and will bring to market 6,120.71 sqm GLA – based on BOMA 2010 standards measurements – of state-of-the-art office spaces, designed for inspiration and engineered for success.

Positioned in the heart of Bucharest City center, H Victoriei 109 brings an extra personality to the area, the building’s facade will be illuminated to highlight the architectural details and increase its visibility.

Prime Retail and Service Spaces

The ground floor is highly suitable for prime retail areas, as Calea Victoriei is Bucharest’s most prestigious high street retail area. Storage facilities at the basement make the operation of stores easy and effective.

Urban Facilities

The basement of the building is designed to arrange the technical administration spaces, storage areas and showers. Charging points for electric vehicles will be provided at the backyard parking area, as well as bicycles parking/storage designated area.

Premium Access Points

The exterior public sidewalks on Calea Grivitei and Calea Victoriei are cladded with natural stone – granite and the interior courtyard is paved with concrete.

Modern designed lobby areas

The main lobby area consists of a front desk reception placed at Calea Victoriei Entrance. The secondary entrance, from Calea Grivitei Street, will also be fitted with a lobby area and a reception desk.

Optimized interior traffic

Elevators were modernized and supplemented to cover the traffic specifications for a contemporary office building. There are now 3 units of superior capacity and speed, combined with modern finishes – stainless steel, cabin mirror and LED lighting. An optimized control system of the elevators was also introduced.
